For the site of the former Police Headquarters, Storeys SSP had prepared a Master Plan for residential development of approximately 100 flats and houses. An Outline Planning Application had been made, but the Planning Authority were not satisfied with the level of detail provided and IBA were engaged to develop the design whilst the Application was being considered.

IBA firstly had to demonstrate the outline proposals were feasible and secondly to progress the design of the site and new buildings. We allocated a dedicated team to this project to ensure we could deliver within the 5-week timescale. To simplify the process, we developed two standard flat types – a one bed and a two-bed unit – and a ‘service core’ for terraced houses.

A contemporary palette of materials – low slope, zinc-coloured metal roofs, a combination of brickwork and render walls, aluminium window frames and frameless, orange glass balconies – were proposed to tie together the different blocks into a unified development, whilst still allowing for the expression of each separate dwelling.
