Private Residence, Akenside Terrace

IBA were commissioned to design 2 new extensions to an existing 3 storey Victorian dwelling house that comprised a garden room at the main level and a utility room at Basement level. An existing conservatory was demolished to make way for the garden room which is framed by natural oak posts and beams joined together with stainless steel bolted connections, natural oak framed double glazed windows are fixed between the oak supports and imperial sized facing brickwork sourced to match the existing building forms a low level wall up to window cill level.

The garden room leads to an external terrace that is formed of facing brickwork to the perimeter and natural oak piers with steel railings between make up a balustrade enclosure. A tiled floor finish with recessed up lighting and steps down to the garden area complete this outside space.

Extensive foundation underpinning and damp proofing works enabled a utility to be created at basement level by forming a new staircase within the existing kitchen. Other works included replacement roof coverings and dormer windows to the existing pitched roof, upgrading existing sliding sash windows, replacing existing heating and boiler fittings as well as decoration works.
